APRIL 2012 REVIEW

Some great news!! To date there have been 46 homes sold, which is up by approximately 48% from last year! The 'Average Sale Price' in April was $177,755, which is slightly higher than last years average sale price of $176,891. The 'Average Days On Market' in April is down to 75 days, as compared to last years of 79.  Interestingly enough, the 'Sold Price to List Price Ratio' is the same as last year being 98.2%.

WINKLER PREVIOUS MONTHS' STATISTICS*

APRIL 2012 - REVIEW

Things are definitely booming in Winkler! Year to date there have been 53 homes sold.  This is up by 26% from last years numbers at this time. However, we have seen a decline in the 'Average Sale Price' as compared to last year in April. This months average sale price is $186,373, with last year being $192,744. But there is always good news!  The 'Average Days On Market' in April was 49 days, with last year having an average of 101.  What a difference! The 'Sold Price to List Price Ratio' is 98.4%, which is slightly higher from last years of 97.5%.  Looks like we will see a strong market this Spring!

MARCH 2012 REVIEW

To date there have been 25 sales in Morden, which is an increase of 25% with last year having 20 sales. The average sale price for March was $160,685, which is slightly down by about 6.5% from last years average sale price, which was $171,700.  On a positive note, the "Average Days On Market (DOM)" is down to 68, when last year it was 122.  The" Sold Price To List Price Ratio" is 97.9% as compared to last years 93.4%.  We are still early in the season, but activity seems to be up from last year. 

 

JANUARY - FEBRUARY 2012 REVIEW

Currently there have been 12 sales to date.  January had 7 sales and the average sale price was $201,700. The sales have increased by 75% from last year, and the avearage sale price has also increased by 87%. February had 5 sales with an average sale price of $190,600.  Comparing to last year, this is a 20% decrease in sales and a 20% increase of average price.  Overall, the market is looking up, and the word out there is that we should continue to see an upward trend throughout 2012.

MARCH 2012 REVIEW

Looks like the number of sales is slightly up from last year by about 9%.  To date there has been a total of 36 sales as compared to last year having 33. The average sale price for March is also up by about 12%, with this year having an average sale price of $184,432 as compared to last year having $165,119. As for "Average Days On Market (DOM)", that has also had a turn for the positive. Currently the average days on the market is 88, with last year being 113 days. The "Sold Price to List Price Ratio" is slightly up with it being 98.1% and last year it being 97.9%.  All around, looks like Winkler is off to a great start!


JANUARY - FEBRUARY 2012 REVIEW

Compared to last year, Janaury had an increase in sales by 133%, with 7 sales. The average sale price was $179,700, which is also an increase by 11%.  February had a small decline in sales compared to last year by 8%, with 13 sales.  It also saw a decrease in the average sale price of 2.5%, which was $164,245.  However, with spring arriving and construction booming, we should see these numbers turn around quickly.

2010 had a total of 115 sales, with 2011 having 130 sales.  This is good news, as this is a rise in number of sales by 13%. However, there has been a decline in the average sale price by about 5%. The average sale price for 2010 was $172,600 and 2011 it was $164,345.

2010-2011 REVIEW

2010 had a total of 101 sales, with 2011 having 140 sales. This is up by 39%! However, I have noted at the bottom that not all agencies/sales persons have been putting their listings on MLS.  This rise in number of sales could be due to more agencies posting their listings on MLS. 

There has also been a decline in average sale price from 2010 to 2011 by about 3%.  The average sale price in 2010 was $178,177 and 2011 it was $173,638.
