NOVEMBER 2012 REVIEW

  • NUMBER OF SALES - Comparing November 2012 to 2011, Morden had a similar number of sales with a total of 8 homes sold, which is slightly down from last month.
  • AVERAGE SALE PRICE - There was a 19% increase compared to last year! This months average sale price was $188,463 as compared to last year being $158,119.
  • TOTAL SALES TO DATE - So far there have been 133 homes sold in Morden , which is 9% more than last year at this time.
  • DAYS ON MARKET (DOM) - Currently the average listing is on the market for 94 days. This is less than last year which was 116 days. However, given that we are getting into the holiday season..and winter, it is not uncommon for homes to be on the market longer.  This is where pricing a home 'right' is important.  
  • SOLD PRICE TO LIST PRICE RATIO - November had a great month in terms of list to sale price.  The ratio was 99.4%, which is the highest it's been for the year!
  • YEAR SUMMARY - May has been the busiest month year to date, with a total of 20 homes sold that month. The Average Sale Price throughout the year has been lingering between $159,850-$201,700. So far 2012 has sold more homes to date than last year this time. The average home has been on the market anywhere between 48-170 days, which is quite a variance. The factors affecting this would be the time of year a home is listed. The sold price to list price ratio has been anywhere between 96.8%-99.4%.  Example: On a home listed for $200,000, you may see it sell between $193,600-$198,800. Keep in mind, this is just an average scenario, there are many factors that come into play.

NOVEMBER 2012 - REVIEW
  • NUMBER OF SALES - Comparing November 2012 to 2011, there were the same number of sales, with a total of 11 homes sold.
  • AVERAGE SALE PRICE - There was a decrease from last year. This year November had an average sale price of $167,168 with last year having $180,364.  November is the second lowest month in terms of average sale price for 2012, with February being the lowest.
  • TOTAL SALES TO DATE - So far there have been 160 homes sold in Winkler this year, which is 19% more than 2011 at this time.
  • DAYS ON MARKET (DOM) - Currently the average listing is on the market for 46 days, which gives Winkler a very strong market.
  • SOLD PRICE TO LIST PRICE RATIO - The current ratio is 98.1%.
  • YEAR SUMMARY - So far May has been the busiest month year to date, with a total of 25 homes sold that month. The Average Sale Price throughout the year has been lingering between $164,245-$221,536. So far 2012 has sold more homes to date than last year this time. The average home has been on the market anywhere between 31-91 days. The sold price to list price ratio has been anywhere between 97.3%-98.9%.  Example: On a home listed for $200,000, you may see it sell between $194,600-$197,800. OCTOBER 2012 REVIEW

  • NUMBER OF SALES - Comparing October 2012 to 2011, Morden had the same number of sales with a total of 10 homes sold. This is up from last month.
  • AVERAGE SALE PRICE - This was slightly lower from last year, with this months average sale price being $201,240 compared to last year being $205,640. However, this month saw a 20% increase as compared to September.
  • TOTAL SALES TO DATE - So far there have been 125 homes sold in Morden , which is 11% more this time of year in 2011
  • DAYS ON MARKET (DOM) - Currently the average listing is on the market for 77 days.
  • SOLD PRICE TO LIST PRICE RATIO - The current ratio is 97.8%. 

SEPTEMBER  2012 REVIEW
  • NUMBER OF SALES - Comparing September 2012 to 2011, Morden had a drop in the number of sales as compared to last year.  This month had a total of 7 homes sold, as compared to 14 last year.
  • AVERAGE SALE PRICE - The average was $167,893, which is a drop from last month, but an increase from last year in September, which was $132,411 - approx. 27% increase.
  • TOTAL SALES TO DATE - So far there have been 115 homes sold in Morden, compared to last year of 103.  
  • DAYS ON MARKET (DOM) - Currently the average listing is on the market for 71 days.
  • SOLD PRICE TO LIST PRICE RATIO - The current ratio is 96.8%.

AUGUST 2012 REVIEW
  • NUMBER OF SALES - Comparing August 2012 to 2011, Morden had a similar number of sales with a total of 14 homes sold.
  • AVERAGE SALE PRICE - August had an average of $200,436, which is a significant increase from last month by about 24%. More importantly, this is an increase of 50% increase from last year this time!
  • TOTAL SALES TO DATE - So far there have been 108 homes sold in Morden, compared to last year of 89.  
  • DAYS ON MARKET (DOM) - Currently the average listing is on the market for 76 days.
  • SOLD PRICE TO LIST PRICE RATIO - The current ratio is 98.3%.

JULY 2012 REVIEW

  • NUMBER OF SALES - Comparing July 2012 to 2011, Morden had the same number of sales with a total of 14 homes sold.
  • AVERAGE SALE PRICE - July was $162,086, which is a slight increase from last month by about 1.5%.
  • TOTAL SALES TO DATE - So far there have been 94 homes sold in Morden , which is 24% more than 2011.
  • DAYS ON MARKET (DOM) - Currently the average listing is on the market for 73 days.
  • SOLD PRICE TO LIST PRICE RATIO - The current ratio is 97.3%. 

JUNE 2012 REVIEW

According to MLS Statistics, when comparing 2011 to 2012, there has been an increase in sales by 29%, with 80 homes being sold in Morden, as compared to last year this time of 62 homes. There has been a decline in the Average Price by 54%.  Last year in June, the Average Sale Price was $245,677, with this year being $159,850.  The majority of homes that are currently listed and sold are falling under the $200,000 range, which has made it difficult for Buyers looking for a home in the mid-higher price range.  June had 14 homes that sold, making it only one more sale as compared to last year in June. As for the number of days a home is on the market, we have seen a huge decline by 169%; great news for Sellers pricing their home right!  Last year the Average Days On Market was 129 days, and this year in June the Average Days on Market was 48 days!!  As for the Sold Price to List Price Ratio, there was a slight decline by 2%. Currently the selling price of a home is on average 96.8% of the listing price.

MAY 2012 REVIEW - SALES ARE RISING!!

The market has definitely been booming in Morden for 2012!  Last month alone there were 20 homes that sold.  This brings us to a total of 66 for the year, as compared to last year at this time, which was 49 sales. This is an increase of 35%!! Another pleasant surprise is the average sale price.  Last year in May it was $160,475, and this year we have an increase of 15% with the average sale price being $184,618; this is also an increase of 4% from last month.  Interestingly enough, the number of 'Days On Market' is exactly the same as last year, with a total of 104 days; however, it is an up from the previous month of 75 days. The 'Sold Price to List Price Ratio' is 97.1%, which is also similar to last years numbers.

APRIL 2012 REVIEW

Some great news!! To date there have been 46 homes sold, which is up by approximately 48% from last year! The 'Average Sale Price' in April was $177,755, which is slightly higher than last years average sale price of $176,891. The 'Average Days On Market' in April is down to 75 days, as compared to last years of 79.  Interestingly enough, the 'Sold Price to List Price Ratio' is the same as last year being 98.2%.

MARCH 2012 REVIEW

To date there have been 25 sales in Morden, which is an increase of 25% with last year having 20 sales. The average sale price for March was $160,685, which is slightly down by about 6.5% from last years average sale price, which was $171,700.  On a positive note, the "Average Days On Market (DOM)" is down to 68, when last year it was 122.  The" Sold Price To List Price Ratio" is 97.9% as compared to last years 93.4%.  We are still early in the season, but activity seems to be up from last year. 

JANUARY - FEBRUARY 2012 REVIEW

Currently there have been 12 sales to date.  January had 7 sales and the average sale price was $201,700. The sales have increased by 75% from last year, and the avearage sale price has also increased by 87%. February had 5 sales with an average sale price of $190,600.  Comparing to last year, this is a 20% decrease in sales and a 20% increase of average price.  Overall, the market is looking up, and the word out there is that we should continue to see an upward trend throughout 2012.

  • AVERAGE SALE PRICE - The also increased by 16% from last year. This year October had an average sale price of $193,190 with last year having $166,278. 
  • TOTAL SALES TO DATE - So far there have been 148 homes sold in Winkler this year, which is 20% more this time in 2011, which had 123 homes sold.
  • DAYS ON MARKET (DOM) - Currently the average listing is on the market for 89 days.
  • SOLD PRICE TO LIST PRICE RATIO - The current ratio is 97.8%.
SEPTEMBER 2012 - REVIEW
  • NUMBER OF SALES - Comparing September 2012 to 2011, Winkler had the same number of sales with a total of 11 homes sold.
  • AVERAGE SALE PRICE - A drop from last month, this months average was $173,736, which was very similar to last year this time. 
  • TOTAL SALES TO DATE - So far there have been 131 homes sold in Winkler , which is 15% more than 2011.
  • DAYS ON MARKET (DOM) - Currently the average listing takes 91 days to sell, marking this time of year the longest to sell a home.
  • SOLD PRICE TO LIST PRICE RATIO - The current ratio is 98.7%.

AUGUEST 2012 - REVIEW
  • NUMBER OF SALES - Comparing July 2012 to 2011, Winkler had a slight increase in sales this year, having 13 sales as compared to last year having 11 sales.
  • AVERAGE SALE PRICE - A drop from last month, but an increase from last year.  This months average was $187,500, which is about an 18% drop from last month, but a 9% increase from last year.
  • TOTAL SALES TO DATE - So far there have been 120 homes sold in Winkler , which is 17% more than 2011.
  • DAYS ON MARKET (DOM) - Currently the average listing is on the market for 72 days.
  • SOLD PRICE TO LIST PRICE RATIO - The current ratio is 98.2%.

JULY  2012 - REVIEW

  • NUMBER OF SALES - Comparing July 2012 to 2011, Winkler had an increase in sales this year.  July had 14 sales as compared to last year having 10.
  • AVERAGE SALE PRICE - July was $221,536, which is an increase from last month by about 22%.
  • TOTAL SALES TO DATE - So far there have been 107 homes sold in Winkler , which is 14% more than 2011.
  • DAYS ON MARKET (DOM) - Currently the average listing is on the market for 84 days.
  • SOLD PRICE TO LIST PRICE RATIO - The current ratio is 97.3%.
JUNE  2012

According to MLS Statistics, whem comparing June from last year to this year, there has been slight changes. To date, Winkler has had 92 sales, which is 11% higher compared to last year this time. The Average Sale Price is $172,136, which is an increase of 7% from last year in June, but a  decline from last months $201,238 Average Sale Price.  The Average Days On Market is 49 days, which is 4% lower from last year. As for the Sold Price to List Price Ratio, there has been a minimal increase of 1% with it being 98.9%.  

MAY 2012 - REVIEW - HOMES ARE SELLING FAST!


Winkler is also seeing a strong market this year.  To date there have been 77 homes that have sold, as compared to last year of 70.  The average sale price in May was $205,935, which is significantly higher (24%) from last year of $166,125.  We can definitely see that the market is booming in Winkler by the 'Days On Market'.  The average days on market was 31, which is 139% decrease from last year, which was 74!!! It is also less from last month, which had an average of 50 days on market. The 'Sold to List Price Ratio' stayed the same from last year, which is 98.3%. These numbers are looking great for Sellers!!!

APRIL 2012 - REVIEW

Things are definitely booming in Winkler! Year to date there have been 53 homes sold.  This is up by 26% from last years numbers at this time. However, we have seen a decline in the 'Average Sale Price' as compared to last year in April. This months average sale price is $186,373, with last year being $192,744. But there is always good news!  The 'Average Days On Market' in April was 49 days, with last year having an average of 101.  What a difference! The 'Sold Price to List Price Ratio' is 98.4%, which is slightly higher from last years of 97.5%.  Looks like we will see a strong market this Spring! 

MARCH 2012 REVIEW

Looks like the number of sales is slightly up from last year by about 9%.  To date there has been a total of 36 sales as compared to last year having 33. The average sale price for March is also up by about 12%, with this year having an average sale price of $184,432 as compared to last year having $165,119. As for "Average Days On Market (DOM)", that has also had a turn for the positive. Currently the average days on the market is 88, with last year being 113 days. The "Sold Price to List Price Ratio" is slightly up with it being 98.1% and last year it being 97.9%.  All around, looks like Winkler is off to a great start!

JANUARY - FEBRUARY 2012 REVIEW

Compared to last year, Janaury had an increase in sales by 133%, with 7 sales. The average sale price was $179,700, which is also an increase by 11%.  February had a small decline in sales compared to last year by 8%, with 13 sales.  It also saw a decrease in the average sale price of 2.5%, which was $164,245.  However, with spring arriving and construction booming, we should see these numbers turn around quickly.

2010 had a total of 101 sales, with 2011 having 140 sales. This is up by 39%! There has been a decline in average sale price from 2010 to 2011 by about 3%.  The average sale price in 2010 was $178,177 and 2011 it was $173,638.
